Completing your lot and landscaping involves several stages. Some steps cannot move forward until the previous stage has been completed and the required approvals have been received. Weather, site conditions, municipal approvals and ongoing construction in your community can all affect timing.
The information below provides a general overview of what to expect throughout the process.
There are several stages involved in completing your lot. The timing of each stage can vary depending on weather, municipal approvals, site conditions and construction activity in your community.
A typical process is:
Rough Grade → Final Grade Certificate → Municipal Final Grade Approval → Landscaping → Developer Inspection → Deposit Refund
These stages are dependent on one another, so completing one step does not necessarily mean the next step can begin immediately.

Concrete, grading and landscaping work depends on suitable weather and consecutive dry days. Rain and wet conditions can delay work while sites dry out and become suitable for construction. As a result, timelines may shift throughout the season depending on weather, site conditions and safety.

Rough grading establishes the base elevations and drainage pattern for your lot. Once rough grade work is complete, a surveyor prepares a Final Grade Certificate, which is then submitted to the municipality for Final Grade Approval.
These are two separate steps. The Final Grade Certificate is prepared by the surveyor, while Final Grade Approval is provided by the municipality.
Your lot must receive the required municipal approval before you move forward with landscaping or other permanent improvements. Please do not begin landscaping, fencing, concrete work, deck construction or other lot improvements until your Final Grade Approval has been received.
Weather, site conditions and municipal processing times can affect the timing of this stage.
Each community has its own developer, and landscaping and architectural requirements are established by the community developer, not Daytona Homes. Requirements can vary between communities and may also be updated over time.
Because requirements can change, the most current requirements should always be referenced through Virtuo. Virtuo can also help direct you to the appropriate developer information if you are unsure which developer applies to your community.
Before beginning your landscaping, make sure you have reviewed the current requirements that apply to your home. Meeting these requirements is an important part of preparing for your developer inspection.
Once your landscaping is complete and the required Final Grade Certificate and Municipal Final Grade Approval have been received, you can request your developer inspection through Virtuo.
The inspection confirms that your property meets the applicable landscaping and architectural requirements established by the community developer. Additional documentation or requirements may apply depending on the specific developer's submission requirements.
If deficiencies are identified during the inspection, you will be advised of the items that need to be addressed. Additional work and a re-inspection may be required before your deposit can be released. A re-inspection fee may apply where required.
Once all requirements have been satisfied and the inspection has been approved, your deposit can proceed through the refund process.

New communities remain active construction environments even after homeowners take possession. Construction activity on neighbouring lots can sometimes result in damage to completed areas of your property.
If damage is reported, it will need to be assessed to determine the cause. If the assessment determines that the damage was caused by construction on an adjacent lot, the areas identified as being affected by that construction will be addressed as appropriate.
Not all damage is necessarily related to neighbouring construction. Damage resulting from settlement, homeowner activity, weather or another unrelated cause may not be eligible for repair. Where repairs are required, only the areas determined through the assessment to have been damaged as a result of adjacent construction will be addressed.
The timing of any required repairs can depend on neighbouring construction, weather, site conditions and safety considerations.
